La Zagaleta private estate with panoramic mountain and sea views
    Privacy Above All

    La Zagaleta

Behind a single gate in the hills above Benahavís lies one of Europe's most exclusive private estates, and by design one of the smallest. Villas come to the market rarely, and that scarcity alone sustains steady demand among buyers for whom privacy matters more than anything else. La Zagaleta does not compete with other locations on this coast, because it sells something they do not have: the certainty that nobody arrives here by accident.

A community of around 240 families

The estate covers roughly 900 hectares with a cap of about 420 plots, only some of which are built on. Two private members-only golf courses, an equestrian centre, a helipad and round-the-clock security define its character. That cap on plots is the most important figure on this page. It means supply is closed from the outset and will not increase regardless of demand. An owner is not exposed to the risk that an estate appears next door in five years and the view disappears, because there is nowhere to put one. On a coast where the landscape can change within a season, that certainty is a product in its own right.

    Architecture that keeps modernising

The first villas from the nineties were emphatically Andalusian: tiled roofs, arches, dark timber. The newer wave is contemporary, with flat roofs, glass walls and infinity pools set out for the view rather than for swimming. Both layers hold their prices, because the address does not change. In practice this means an older villa on a good plot is often bought for rebuilding: position and aspect are what count, not the existing structure. That is a different calculation from anywhere else on the coast, where the condition of the house is usually the main driver of price.

    Costs worth knowing about

A gated estate of this class maintains its own infrastructure: roads, security, landscaping and clubhouse facilities. That means charges on a scale not comparable with an ordinary community of owners on the coast, payable whether the house is used all year or for a month. Running the property itself comes on top: garden, pool, technical maintenance, often permanent staff. It is worth setting these costs alongside the purchase price for a full picture of the annual budget, and we prepare that breakdown for every property under consideration.

How selling works in this market

Transactions here happen more quietly than anywhere else on the coast. Some properties never reach public listings, and owners expect discretion at every stage, including who views the house and when. For a buyer this means that browsing portals will not show the full picture of what is available, and the process moves at a slower pace. Scarce supply cuts both ways: harder to buy into, and equally straightforward to sell out of when the time comes.

    A world behind the gate

La Zagaleta is designed as a place where you can withdraw completely. Plots are large enough and building density low enough that daily life happens at your own pace and in your own surroundings, with mountain and sea views and nobody overlooking you. Everything beyond the gate is a short drive: Puerto Banús a quarter of an hour, Marbella twenty minutes. That distance is a value in itself here, and the main reason residents choose this particular address.
