Apartments for Sale Costa del Sol

Luxury Apartments Marbella, Penthouses & Frontline-Beach Living Along the Coast

With an apartment on the Costa del Sol, everything begins with the building line. Front line, second line and third line are three different markets: the same square metres can differ in price by tens of percent simply because nothing stands between the terrace and the beach — and because nothing will be built there later. We check that for every client, along with whatever is planned for the neighbouring plots.

Penthouses deserve their own note. A terrace and a solarium are not the same thing: the terrace is the covered or partly sheltered space off the living room, while the solarium is the open roof above the flat — usually without shade or structures, but with the full panorama. Then there is the community fee (comunidad), which in well-run developments covers security, pools and garden maintenance, and in practice means the apartment needs no day-to-day attention while the owner is abroad.

It is also the simplest form of ownership to let short term: the home is turn-key, guests are easier to handle, and running costs stay lower than on a house with a garden and a pool. One point needs care — the tourist licence, which not every property automatically holds and whose rules vary between municipalities and depend on the community's own bylaws. We verify that before we put a property forward, not after contracts are signed.

    Frequently Asked Questions

Not for every stage. You can sign a specific power of attorney (poder notarial) with a notary in your home country — but remember that the document needs an apostille and a sworn translation into Spanish before Spanish authorities and banks will accept it. The most popular option is a single trip: you sign the power of attorney before a Spanish notary and open a bank account at the same time. If the power of attorney is broad enough, your lawyer can then sign the deed, collect the keys and transfer the utilities on your behalf. More: buying property in Spain with a power of attorney

Frontline means buildings directly on the promenade or beach, with nothing blocking the view. Second line means one block back — usually a few minutes' walk from the sea, quieter and typically with lower community fees. On the frontline, keep in mind that humidity and salt wear out window frames and railings faster. We always check the map and the local zoning plan to see whether the view could be built over in the future.

The community fee covers upkeep of the shared areas: security, cleaning, lifts, lighting, gardens and pools, plus building insurance. In complexes with a spa, gym and 24-hour reception it is noticeably higher than in small communities. We ask for meeting minutes and information on the reserve fund — a planned façade renovation or lift replacement can mean an extra levy. The fee depends on the unit's share of the common property, not on how often you use it.

Short-term rentals in Andalusia require registration in the tourist accommodation register (VFT) and meeting technical requirements, including an occupation licence, air conditioning and furnishing. Since 2026 a community can ban tourist rentals in the building by a qualified majority, so we check the statutes and resolutions before purchase. Rental income is taxed in Spain. If renting matters to you, tell us at the start and we will filter listings accordingly.

A terrace is usually the space next to the living room, on the same level as the apartment. A solarium is an open area on the roof, most often with penthouses — great for a lounge area and the view. A solarium may come with restrictions: you are not always allowed to cover or enclose it, and the rules are set by the zoning plan and the community regulations. In the documents we also check whether the terrace area is recorded in the land registry and the cadastre.

On the resale market in Andalusia, transfer tax (ITP) applies at 7 percent. When buying from a developer, instead of ITP you pay 10 percent VAT plus stamp duty (AJD) at 1.2 percent. On top of that come the notary, land registry fees and an independent lawyer's fee, usually around 1 percent. Our fee is paid by the seller, so the buyer pays us no commission.

Karolina puts so much effort and care into every client's search — you genuinely feel she's looking for the right home for you as carefully as she would for herself. She's incredibly attentive to every detail and genuinely listens to what you need.
