With an apartment on the Costa del Sol, everything begins with the building line. Front line, second line and third line are three different markets: the same square metres can differ in price by tens of percent simply because nothing stands between the terrace and the beach — and because nothing will be built there later. We check that for every client, along with whatever is planned for the neighbouring plots.

Penthouses deserve their own note. A terrace and a solarium are not the same thing: the terrace is the covered or partly sheltered space off the living room, while the solarium is the open roof above the flat — usually without shade or structures, but with the full panorama. Then there is the community fee (comunidad), which in well-run developments covers security, pools and garden maintenance, and in practice means the apartment needs no day-to-day attention while the owner is abroad.

It is also the simplest form of ownership to let short term: the home is turn-key, guests are easier to handle, and running costs stay lower than on a house with a garden and a pool. One point needs care — the tourist licence, which not every property automatically holds and whose rules vary between municipalities and depend on the community's own bylaws. We verify that before we put a property forward, not after contracts are signed.
