A villa outside a community offers more privacy and freedom in how you use the land, but all the upkeep — garden, pool, access road, security — falls on the owner. Before buying, it is worth reading the community statutes and checking the resolutions from recent years.

    The annual budget includes IBI property tax, the waste collection fee (basura), insurance, utilities and garden and pool maintenance. In a gated community there is also the community fee, and on larger plots the cost of irrigation. Owners who are not tax resident in Spain also file an annual non-resident income tax return.
