Villas for Sale in Istan — Secluded Mountain Living in the Sierra de las Nieves

Istán (Istan) is one of the most secluded and unspoilt villages in the province of Málaga — a small whitewashed pueblo nestled within the Sierra de las Nieves Natural Park, just 15 minutes from Marbella but worlds apart in character and atmosphere.

The village sits above the Istán reservoir, offering extraordinary views across a landscape of forests, rock formations, and the distant glimmer of the Mediterranean — a setting that attracts buyers seeking absolute tranquillity, connection to nature, and an authentic Andalusian way of life.

Villas for sale in Istan range from traditional village houses requiring renovation to rare contemporary homes and rural estates with extensive land, making property for sale in Istan an exceptional option for buyers with a clear vision for a private mountain sanctuary.

Luumare Estate covers the Sierra de las Nieves corridor including Istán, providing expert advisory for buyers seeking privacy-focused luxury properties in southern Spain's most unspoilt landscapes.

    Frequently Asked Questions

Not for every stage. You can sign a specific power of attorney (poder notarial) with a notary in your home country — but remember that the document needs an apostille and a sworn translation into Spanish before Spanish authorities and banks will accept it. The most popular option is a single trip: you sign the power of attorney before a Spanish notary and open a bank account at the same time. If the power of attorney is broad enough, your lawyer can then sign the deed, collect the keys and transfer the utilities on your behalf. More: buying property in Spain with a power of attorney

The plot determines comfort and how the house will age. We check the slope of the land, its orientation to the sun (south and south-west are the most sought after) and whether the view could be blocked by future construction on the neighbouring parcel. It also matters that the boundaries and surface area in the land registry match the cadastre, and that there is real access to the road and utility connections. We verify each of these with a lawyer before the reservation.

In a gated community you pay a community fee and follow its rules, but in return you get 24-hour security, maintained roads and green areas, and shared facilities. It is a convenient choice when the house stands empty for part of the year. A villa outside a community offers more privacy and freedom in how you use the land, but all the upkeep — garden, pool, access road, security — falls on the owner. Before buying, it is worth reading the community statutes and checking the resolutions from recent years.

The annual budget includes IBI property tax, the waste collection fee (basura), insurance, utilities and garden and pool maintenance. In a gated community there is also the community fee, and on larger plots the cost of irrigation. Owners who are not tax resident in Spain also file an annual non-resident income tax return. We always ask the seller for the last twelve months of bills, so the budget is based on facts, not estimates.

Usually yes, but it requires a building permit (licencia de obra) from the town hall and compliance with the local zoning plan (PGOU), which sets the buildable ratio, height and distances from the plot boundaries. The project is prepared by a Spanish architect, and once the work is finished the changes are recorded in the land registry and the cadastre. In a gated community the community's aesthetic guidelines also apply. We check this before purchase, because not every plot still has buildable ratio available.

The starting point is an up-to-date nota simple from the land registry — it shows the owner, mortgages, easements and encumbrances. We compare the surface area in the registry with the cadastre and the actual property, because extensions are sometimes not legalised. You also need a certificate confirming no debts to the community, the first occupation licence and the energy performance certificate. An independent lawyer reviews everything before any deposit is paid.

Karolina puts so much effort and care into every client's search — you genuinely feel she's looking for the right home for you as carefully as she would for herself. She's incredibly attentive to every detail and genuinely listens to what you need.
