A villa on the Costa del Sol is bought first for its plot. The land decides how close the nearest neighbour stands, how private the terrace really feels and whether the pool looks out over the sea or at somebody else's wall. That is why we start with the ground rather than the floor plan: plot size, slope, building lines and orientation, because a south-west facing garden holds light until late afternoon while a north-facing one stays cool even in a brand-new house.

Much of the villa market sits inside gated urbanisations with 24-hour security and controlled entry — La Zagaleta and El Madroñal in Benahavís, Sierra Blanca and Nueva Andalucía, and the quieter enclaves around San Pedro and Estepona. We are equally direct about what such a house costs to run: a gardener and pool service are fixed monthly items, IBI is higher than on an apartment, and a house left empty for half the year needs someone keeping an eye on it.

A villa also offers what no apartment can: the option to remodel, extend, or build your own house from scratch on the plot you buy. Deals here take longer — there is more to verify in the land registry, in building licences and in pool permits — and a meaningful share of the best homes never reaches the open market, circulating quietly between agencies instead.
